Overview

Laidlaw has been contracted by Your Homes to aid with a large-scale maintenance programme of 35 tower blocks across Newcastle. Your Homes Newcastle manages over 30,000 social homes in Newcastle Upon Tyne for Newcastle City Council and Leazes Homes. Laidlaw will undertake the replacement of all internal communal doors within the tower blocks over a three-year period.

All internal doors within the properties will be replaced as part of the refurbishment, totalling over 3,500 units across the project. The changes will provide optimum levels of fire safety to the residents should the worst occur, yet the changes will cause minimal disruption to residents.

Your Homes approached Laidlaw because of their trusted name and heritage within the construction industry.

The Solution

Laidlaw supplied all of the components for the project, including FD30S fire-rated doorsets and ironmongery. The ‘S’ in FD30S stands for smoke seal, which prevents smoke passing through vulnerable areas of the door and helps to buffer out daily noise pollution. The doors are guaranteed to withstand a blaze for a minimum of 30 minutes and are installed as standard unless a 60-minute fire rating is required. All doorsets were provided fully mortised for locks, keeps, pull handles, spindles and cylinders, meaning no hardware to chop in onsite. By providing the doorsets as a complete solution, the installer can work quickly and avoid any wet trades, causing little disruption to the dwellers of the building.

The tenant communal doors, supplied by Laidlaw, are crown cut oak veneered doors with a grey RAL factory finished frame. Storage cupboards, meter cupboards and risers are a white laminate finish with a white RAL factory finish. The majority of the buildings had the same finish to the doors to provide consistency across all the buildings owned by Your Homes.

As Laidlaw supplied doors and ironmongery as a doorset, Laidlaw provided a single certification for all products used in the doorset.

How Laidlaw Helped

There were multiple stakeholders involved in the project including Your Homes, the design team, and sub-contractors who were undertaking the refurbishment. Laidlaw supported all parties through the process and even went onsite to assist with the first building install, to ensure the sub-contractors were fitting to specification.

There were changes to the finishes on the doorsets after the interior designers became involved in the project. Laidlaw was able to easily change the finishes on the doors to suit the new design and keep the project within its original timescales.

Laidlaw supported Your Homes through the entire process and achieved their aims including single certification, working to a budget, providing samples and taking them on a factory visit.
